The design stage starts following the receipt of the clients brief. Unless the works fall within permitted development they are usually split into two stages, Planning Consent & Building Regulations Consent.
Following a measured survey of your property and on client confirmation of the brief, the planning drawings are produced, agreed with the client and submitted to the local authority. The planning application usually takes around 8 weeks to determine from registration.
Depending on the size and complexity of the design it is sometimes deemed necessary to seek pre-application planning advice from the local authority to ensure the design will meet the local authority requirements for development in the particular area.
Usually a client waits until planning approval has been granted before instructing VDAB to undertake the detailed drawings required to submit a Building Regulations Application.
The Structural Engineer uses our drawings to produce structural calculations. These along with the detailed drawings are submitted for Building Regulations Approval. The application usually takes around 5 weeks to determine from registration.
